Why Property Maintenance?
The Tidy Worx Maintenance Plan is designed to protect property and value through regular maintenance, often expensive repairs can be avoided or mitigated in a more economical manner if caught early. Not every property or budget is the same, for this reason Tidy Worx will provide a free consultation to comprise a plan best suited for each individual client. Once your property maintenance plan is complete we will open a property portfolio. Depending on the plan selected your property portfolio will contain all pertinent information from paint color to air filter sizes allowing our Tidy Techs to meet your specific property needs and keep accurate records.

Maintenance List
Exterior
- Roof- Evaluate annually and report any issues in need of repair.
- Gutters- Clean and inspect biannually for any deficiencies.
- Lighting- Check monthly and replace bulbs as necessary.
- Outlets- Exercise GFI outlets monthly.
- Windows- Check screens and caulking biannually.
- Doors- Check weather seal and lubricate locks and hinges quarterly.
- Plumbing- Check sillcocks and irrigation biannually.
- Pest- Inspect for activity monthly.
Garage
- Overhead Door- Adjust and lubricate as necessary quarterly.
- Lighting- Check monthly and replace bulbs as necessary.
- Electrical- Exercise GFIs monthly.
- Pest- Inspect for pest activity monthly.
Attic
- Roof- Check for any signs of leaks biannually.
- Electrical- Check lighting and replace bulbs as necessary.
- Pest- Inspect for pest activity quarterly.
HVAC
- Air Filters- Check monthly and replace as necessary not to exceed 90 days.
- Condenser- Check coils monthly and clean as necessary.
- Cooling- Take temperature readings monthly.
- Heating- Take temperature readings monthly.
Plumbing
- Water Heater- Drain/flush, test TPR, check flame and clean air filter annually.
- Water Heater- Replace anode rod every five years.
- Water Heater- Check temperature quarterly.
- Water Filter- Check monthly and change as necessary.
- Water Softener- Check salt monthly and add as necessary.
- Shut Offs- Exercise all water shutoffs quarterly.
Kitchen
- Cabinetry- Check for proper operation monthly; adjust and lubricate as necessary.
- Plumbing- Clean disposal, trap, aerator, check for signs of leaks monthly.
- Dishwasher- Clean filter and check door seal monthly.
- Refrigerator- Check filter, light and temperature monthly; replace filter and light as necessary; clean coils quarterly.
- Vent Hood- Check filter and light monthly; clean filter and change bulb as necessary.
- Electrical- Exercise GFIs, check lights and replace bulbs as necessary monthly.
- Pest- Inspect for pest activity monthly and treat as necessary.
Bathrooms
- Sinks- Clean traps, aerators and check for signs of leaks monthly.
- Toilets- Check tightness, flapper and for signs of leaks monthly.
- Tub/Shower- Check caulk/grout and door sweeps monthly; clean drains monthly.
- Electrical- Exercise GFIs, check lights and replace bulbs as necessary monthly.
- Pest- Inspect for pest activity monthly and treat as necessary.
Laundry Room
- Dryer Vent- Check vent and clean biannually.
- Plumbing- Check for signs of leaks monthly.
- Cabinetry- Check for proper operation monthly; adjust and lubricate as necessary.

- Smoke/CO alarms- Test monthly replace batteries as needed..
